Nobody knows anything about rentals. The tenant would be paying off the mortgage payment, tax’s,utilities, etc while he makes 300 extra a month. And the asset never depreciates. It’s just goes up in value

I try this thing call investment property for rent long time ago. How ever the tenant stop paying within 3 months and from September to May i didn't receive a penny from the renter. he finally got out in May. He still owe me $8.5k. not a good experience. Could had make more money in stocks.

Imagine maganing getting insurance and maintenance and dealing with renters for 20 houses. That’s a job itself

This strat is getting worse and worse every year, the price of mortgage is getting to high to the point that itll be impossible to rent a house unless you rent it for 4k plus and at that moment tenants would just buy a home, additionally there are more and more squatters abusing the system and staying in for free that causes legal fees to evict them. Real estate property is really hard to get it in now days unless you pay for property cash and thats almost impossible to do unless trust fund baby, sell another home or save for 3+ years. Only then will you earn straight positive cash flow

My wife and I make, before taxes, $150k combined. we currently rent a 2br apartment for about $2.1k including utilities. there is no fucking world in which a $3700 mortgage would be smart or affordable and we aren't drowning in debt housing has become a bullshit scam and most people will never own unless something changes

40% of gross pay is such a dumb metric for this. After taxes this house is costing you closer to 52% of take home pay (on a monthly basis) Most months you only bring home 2 paychecks though which means your take home is really closer to $5800 and this house is costing you 56% of your normal cash flow 10 months out of the year Ridiculous
